The first step in the home buying process is to figure out what you can comfortably afford. To begin, you should sit down with one of our experienced mortgage loan officers who will pull your credit for free & get you pre-qualified. This process takes less than 15 minutes and involves reviewing your credit report, income documentation, and discussing your financial situation. If we determine that you do not qualify, we will explain the steps required to get you on the path to home ownership. Otherwise, if everything looks okay, we will continue on to the next step. |

Once we've determined that you qualify for a home loan, we will break down several loan options that will help you meet your long term goals. We will explain how each loan program increases or decreases your buying power & answer all of your questions until you feel completely comfortable with the loan program that you choose. | After reviewing loans, we will move on to the steps involved in purchasing a home. We will discuss contracts, timelines, the money involved, and most importantly what type of home you are looking for. Do you want a home on land or in a tight neighborhood? Is having a garage important to you? What about the kitchen, master bedroom, living room, etc. Once we have a feel for what you’re looking for, we will log on to the computer and view homes together. If you would like, we can also setup prospecting which will e-mail you new listings that meet your criteria as they become available. |

Once we have found listings that interest you, we will view those homes at your convenience. We can view a few at a time or spend an entire day looking at homes. When we walk through homes, we will point out potential problems and give you our professional opinion. Our goal is to find you a home that not only fits your needs, but one that is a good investment and will be easy to re-sell down the road. Between homes we will discuss what you did & didn’t like. This will help us in finding you the perfect home! |

Once you have found your dream home, we will go back to our office and conduct research on the property. When drafting an offer, we will take a number of things into consideration; the seller’s situation, the price, comparable sales, and most importantly your needs. We will incorporate several contingencies into the contract that will further protect you throughout the transaction. These addendums include: an inspection, financing, title, septic, well, lead based paint, etc. Our goal is to structure a competitive offer that gets you the home you want at the lowest price possible while protecting you from any potential problems! |

| After we’ve reached mutual acceptance with the seller, we will schedule a home inspection. Home inspections are not required by law, but are definitely worth the peace of mind that they provide. After the inspection, we will draft a response based upon the findings of the inspection. If issues arise from the inspection, we will negotiate with the seller to have these items repaired until you are completely satisfied with the home. If for any reason you are not happy with the seller’s response or we can not meet mutual terms, we can rescind from the contract and your earnest money will be refunded to you in full. Once the inspection contingency is satisfied, your home will be pending. |

Once we have a pending contract, we will have you complete a 1003 loan application & provide us with updated supporting documentation. From here we will shop your loan with 30+ lenders until we find you the lowest rates & fee’s available! We shop our loans thoroughly & guarantee to beat the rates and fees of any other lender! |

At this point, we will order your appraisal & package your loan for submission to the lender who had the lowest rates & fees. Typically it takes 3-7 days to receive a conditional approval from the lender. Once we receive the approval, we will most likely have some conditions to meet. Conditions are details that the lender is requesting to review prior to funding your loan. Examples include: updated bank statements, verification of employment, divorce decree, cleared earnest money check, etc. |

After all your loan conditions have been met, marketable title has been received, and your appraisal has been completed, you will sign your final loan documents. Once you've signed, escrow will courier your final documents to the lender for review. Once the lender has reviewed all your final documents and is satisfied that your package is complete, your loan will be released for funding. When your loan has funded, final recording numbers will be released to escrow and title will be transferred into your name. Escrow will then disperse the funds from the sale and the transaction will be complete. At this point you will receive a call from your agent proclaiming that you are offically a home owner! Your agent will then bring you your keys and your refund check from escrow! You will now be able to move in & enjoy living in your new home! Congratulations! |
